Is there an application fee?

Yes, the application fee is $50.00 per person and is non-refundable.

Are utilities included?

No, utilities are not included. Residents are responsible for contracting with local utility providers for gas (heat & hot water), electricity, and telecommunications. There is a flat fee per month for water, sewer, and trash service paid directly to us as additional rent.

Is renter's insurance required?

Yes, renter's insurance is a requirement for our community. The policy must have a minimum of $300,000 in liability coverage with a maximum deductible of $1,000. Coverage for all major perils including water is required. The property and management company are required to be listed as Additional Insureds or Additional Interests on the policy as stated in the Lease Agreement. Renter's Insurance is required for all parties and must remain in force through the entirety of the Lease Agreement.

What leasing options are available?

Initial lease term is 12 months with flexible lease options available upon lease renewal.

What is an individual lease? Do you offer individual leases & co-living?

We do not offer individual leases (by the bed) with co-living arrangements (individual leases with private rooms and shared common spaces). We offer a single lease with everyone 21 years and older on the same lease.

Can I request a specific apartment & can an apartment be held?

Yes, you can request a specific available apartment. However, please keep in mind that our apartments are assigned on a first-come, first-served basis. We will do our best to accommodate your request, but it is ultimately subject to availability. If the requested unit is not available at the time of your completed application, we will work with you to find a suitable alternative. If you would like to hold an apartment, you will need to complete an application, pay the application fee and submit all documents to verify the income reported on your application. This will allow the apartment to be held until screening results are received. Within 24 hours of full application approval, you are required to pay a holding fee to continue to secure the apartment off the market until your contracted move-in date. This holding fee will be applied towards the total due upon move-in.

Is there a security deposit and is any of it refundable?

Yes, a security deposit is required when you move in. The deposit is fully refundable provided the apartment is returned in broom-clean condition, free of any markings on the walls or flooring, and not in need of any major necessary repair work. It is important to review the lease agreement for more information regarding the security deposit and the conditions that must be met for it to be refunded.

Do you accept Section 8 vouchers?

We do not accept Section 8 vouchers at this time.

When is rent due and how can I pay? Are there late fees? Is there a grace period?

Rent is due on the first day of the month. We accept several methods of payment including personal check, credit card, cashier's check and money order. Additionally, we have an automatic debit feature, which enables you to have your rent automatically withdrawn from your bank account through our Resident Portal system.

There is a grace period of five days, which means that rent payments made after the first day of the month but before the sixth day are considered late; however, are not assessed late fees. Late fees are assessed on the sixth of the month.

What happens if I need to move out before my lease expires?

If you need to move out before your lease expires, it is important to review the terms of your lease agreement as it pertains to early termination. The lease agreement outlines the terms and conditions for early termination, including the procedures and any associated fees.

It is important to note that different reasons for the early termination may be handled differently in the lease agreement. It is crucial to review the lease agreement and to discuss your situation with the landlord or property management team to understand the options available to you.

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

What are the hours for the fitness center?

The fitness center is open during business hours, Monday through Friday from 8:30 am until 5:00 pm. For 24/7 access, residents may sign a Fitness Access Agreement and submit a $75.00 deposit.

What are the hours of the clubhouse?

The clubhouse is open during business hours, Monday through Friday from 8:30 am until 5:00 pm.

Are there community quiet hours?

The community does not have quiet hours and asks all residents to always be mindful of noise levels in their homes.

What are the hours of the laundry facility?

Each apartment home features full-size electric washer and dryer connections. There is also a common area laundry room that is accessible 24/7 with coin-operated laundry machines.

What are the hours for the pool? Is it open seasonally?

The pool is open seasonally and hours are from 10:00 am until 8:00 pm, Tuesday through Sunday.

Is there laundry on-site?

​Each apartment home features full size electric washer and dryer connections.  There is also a common area laundry room that is accessible 24/7 with coin operated laundry machines.

Do you offer valet trash service and/or recycling?

No, we do not offer valet trash service.

Are apartments cable ready? If so who is the provider? Is there a separate charge?

​Yes, the apartments have wiring for telecommunications.  Providers include Charter Communications and AT&T and are contracted with separately.

Do you have package lockers/how do I get my packages?

​We do not offer package lockers or package acceptance services.

Are BBQ grills available? What kind of grills do you have?

Gas barbeque grills are allowed on ground floors units only. Charcoal grills are prohibited.

Are concierge services available?

​No, we do not offer concierge services.

Do you allow pets? What is the pet policy?

We are a pet-friendly community. 
​We allow up to one dog or two cats per apartment.  All pets must be 25 lbs. or less at adult weight with up-to-date vaccinations.  A non-refundable pet fee is due upon move in and pet rent is charged on a monthly basis.

What is the parking situation? Is parking assigned?Is there a fee or permit required for parking?

Parking is first come, first served. Reserved carport parking is available at an additional charge per month. Only two vehicles per household are allowed to use the common lot. Those that exceed this are required to lease and use a reserved carport for an additional monthly charge.

I need maintenance/emergency maintenance. Who do I contact?

Maintenance services can be requested by contacting the management office via phone, email or through the Resident Portal. If there is a maintenance emergency, residents may contact the Emergency Maintenance Answering Service.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

​Residents may choose to smoke in their homes; although smoking is prohibited in all common areas.

What is the policy for guest parking?

Guests are able to park in the common lot space.  

What school district serves the community? High Schools? Junior High? Middle Schools? Elementary School?

Parkway School District serves the community with Parkway Central High School, Parkway Central Middle School and River Bend Elementary School being the closest public schools.

Are washers and dryers available? Are they in the apartment? What kind?

We do not provide washer and dryers. We provide full size electric washer and dryer connections for each unit.

Does the apartment come with a microwave?

Yes, the kitchen comes equipped with an above range microwave.

Do apartments have dishwashers?

Yes, the kitchen comes equipped with a dishwasher.
